The Boiler Upgrade Scheme explained
Up to £7,500 off an air source heat pump, or £9,000 if you are off the gas grid on oil or LPG.
The Boiler Upgrade Scheme is a government grant that pays part of the cost of replacing a fossil fuel heating system with a heat pump. It runs in England and Wales and has been extended to 2030. You do not claim it yourself: we apply on your behalf and the money comes straight off your invoice.

What you can get
- £7,500 towards an air source heat pump
- £7,500 towards a ground source or water source heat pump
- £2,500 towards an air-to-air heat pump
- £5,000 towards a biomass boiler
- An extra £1,500 until March 2027 if your property is heated by oil or LPG and has no mains gas connection, taking an air source heat pump grant to £9,000
One grant per property. You cannot get a grant for a hybrid system such as a gas boiler combined with a heat pump.
Who qualifies
- You own the property. This includes businesses, second homes and properties you rent out to tenants.
- You are replacing a fossil fuel system — oil, gas, electric or LPG.
- The property is in England or Wales.
You no longer need an EPC to apply. The old condition requiring an EPC with no outstanding loft or cavity wall insulation recommendations has been removed, so poor insulation does not stop you qualifying. Insulation still affects your running costs, which is why we look at it during the survey and give you an honest view.
What is not eligible
- Most new build properties still being built by the developer
- Social housing
- A property that has already had government funding for a heat pump or biomass boiler
- Hybrid systems combining a heat pump with a fossil fuel boiler
Self builds can qualify if you or the original owner built the property and it has never been owned by a business. Finished new builds with a fossil fuel boiler may also qualify once you have moved in.
How it works with us
- 1
Free survey. We calculate the heat loss of your property room by room and confirm you are eligible.
- 2
Fixed written quote, with the grant already deducted so you can see the real figure.
- 3
We apply to Ofgem on your behalf as MCS certified installers.
- 4
We install and commission the system. Once Ofgem issues the voucher we have three months to complete and commission the installation, or six months for a ground source heat pump.
- 5
You pay the balance only. The grant never passes through your hands, so there is nothing to claim back and nothing to wait for.
Ofgem will contact you to confirm we are acting on your behalf, and either Ofgem or MCS may carry out their own checks on the installation. That is a normal part of the process.
Common questions about the grant
Do I have to pay the grant back?
No. It is a grant, not a loan. It is deducted from your invoice before you pay, so it never passes through your bank account.
Do I need to apply myself?
No. Only an MCS certified installer can apply, and we do it for you through Ofgem. You will be contacted by Ofgem to confirm you have asked us to act on your behalf.
Do I need an EPC?
Not in the way it used to work. The old condition that your EPC had to show no outstanding loft or cavity wall insulation recommendations has been removed. Ofgem does still ask about it: if the property has a valid EPC we give the certificate number with the application, and if it does not, we provide alternative evidence of eligibility instead. Insulation still matters a great deal for running costs, but it no longer decides whether you qualify.
I am on oil in a village with no gas main. What do I get?
Until March 2027 you can get an extra £1,500 on top of the £7,500, so £9,000 towards an air source heat pump, provided the property is heated by oil or LPG and has no mains gas connection. Worth knowing: a capped or clamped gas meter still counts as having mains gas, so it is worth checking before we survey. As OFTEC registered engineers we can also remove your old oil boiler and tank.
Can I get it for a rental property or a second home?
Yes. The scheme covers properties you own, including second homes and properties let to tenants, and buildings used for your business.
Can I have a heat pump alongside my gas boiler?
Not on the grant. Hybrid systems combining a heat pump with a fossil fuel boiler are specifically excluded.
How long does the grant take?
We apply once you accept the quote. Ofgem then emails you to confirm you are happy for us to apply on your behalf and to check a few eligibility details, and once those checks are done it issues the voucher. From the date the voucher is issued we have three months to complete and commission the installation, or six months for a ground source heat pump. In practice most jobs are done well inside that window.
Is the scheme about to end?
No. The government has confirmed around £2.7 billion of funding for the scheme through to 2030. The extra £1,500 for off grid oil and LPG properties is the part with a deadline, which GOV.UK currently gives as March 2027.
Check if you qualify
We will tell you in one visit whether your property qualifies and what the grant leaves you to pay. The survey is free and there is no obligation.
